Refurbishment of an Edwardian House
Location : Rathgar Dublin
Status : Completed November 2007
This project required complete refurbishment of an Edwardian house, which dated back to 1905. The house had previously been divided into flats and was lacking many of the original features. The Client wanted to bring the house up to modern day standards whist being respectful to the character of the original. As heat loss and dampness were the main concerns, floors were waterproofed and insulated, wet and dry rot was treated and external walls were dry-lined. The ornate cornicing and centrepieces which would have existed were reinstated. The entire house was rewired and a new pressurized heating system was installed. New high performance windows were fitted and woodwork such as the elaborate timber panelling, architraves and panelled doors was refurbished. The roof and the suspended timber floors were also insulated. The main family bathroom was enlarged and ensuites were added.
